Illawong was built out through the 80s, 90s and 2000s on peninsula land between the Georges and Woronora rivers, and parts of it sit on clay pockets like those common around Menai and Bangor. That matters for retaining walls more than almost anything else. Clay swells when wet and shrinks when dry, and a wall built without allowing for that movement will crack, tilt or pop its footings long before it should.

Materials that handle clay
Concrete sleeper walls with properly embedded steel posts are a strong choice on clay ground because the posts carry the load independent of the soil face. Block retaining walls work well too when the footing is engineered for the site. On clay, retaining wall drainage is not optional: gravel backfill and agricultural pipe keep water from loading the wall and from cycling the clay through swell and shrink.
What to budget

Approvals apply here as everywhere in the Shire: walls over 600mm high need approval (a CDC or DA). Walls up to 600mm can be exempt development if they meet the other criteria, such as setbacks and drainage, so check with Sutherland Shire Council.

Why do walls crack more in Illawong than other suburbs?
Clay pockets. Where clay is present, seasonal moisture change moves the ground, and rigid walls without the right footings and drainage take the strain. Design for movement and the problem largely goes away.
